As the third construction phase, following the erection of the T-Online head office and the T-Systems regional headquarters, a new 7-storey office building for T-Com, designed for some 1,250 staff over 31,500 m² with 360 parking spaces on two underground car park levels, was constructed at TZ-RM on the basis of the framework and development plans elaborated by our office.
The complex along the main road into Darmstadt as a modern office building is a striking introduction to the TZ-RM park and also constitutes the new entrance to Darmstadt, city of science.
The ground plan of the office stories is developed around several external and inner courtyards, each with a different character. In the south and west, generous entrance zones define the main entries to the building; in the north, green courtyards with existing old trees create a high-quality relationship to the exterior for the office areas.
Internal access is provided by 4 generous staircases. They provide access to a total of 12 rental units per level, equipped according to state-of-the-art office and building technology standards with flexible raised access floors and concrete core cooling supporting the mechanical ventilation.
An alternation between floor-to-ceiling office glazing and stories with dark grey concrete balustrades, which wrap around the façades as a meandering ribbon, structure the building, thus affording it a humane dimension.
