A residential development with a total of 114 apartments and an underground car park for 119 cars was designed by two architect’s offices on the southern half of a city-centre site in Darmstadt.
Our office undertook the design of this urban development and the planning of the inner 4 residential blocks (B-E) with 68 freehold apartments and an underground car park for 85 cars.
The 4 residential units planned by our office each have 4 full storeys and an additional penthouse storey where this upper level was set back on three sides in order to create spacious roof gardens. The ground plan of all apartments shows a clear north-south or east-west direction with the bedrooms to the east and north and the living areas to the south and west with projecting balconies. The ground floor apartments each have a private garden.
The 1-storey underground car park is on average raised approx. 0.70 m over the soil level; this firstly enables natural ventilation of the underground car park and secondly heightens the living quality of the ground floor apartments by the creation of a raised base towards the road.
The residences are equipped with both solar thermal energy and with decentralised ventilation and extraction systems with heat recovery and meet with an additional 16 cm thermal insulation the KfW 60 energy-saving requirements.
