Vienna is establishing a new main station. We have planned 41 privately financed apartments on construction field B.04 for the developer Familienwohnbau.

Planners had to come to an agreement in lots of points when a new urban area is created. Our housing project lies in the middle of the construction site. Fortunately the coordination in the matter of shared infrastructure ran smoothly.
The quiet inside court location is an advantage for the future residents. Since the surrounding buildings are much higher it was our task to give them privacy in this exposed environment. Loggias and roof terraces sealed from view arise from this fact. We have lifted the living area itself by an elevated ground floor zone.
Since we wanted to create a very compact main body a §69 procedure was necessary. Thanks to the very good collaboration with the district and the authorities we were able to obtain an enlargement of the depth by 16 meters. This way we create a better volume/surface relation and the building can be accessed via a central aisle. Also the ground floors were designed economical – all wet rooms and kitchens are arranged around a single compact core.
