The office building Régent 35 - Loi 13 was completed in June 2016. The location of the property is
outstanding as it is situated at the corner of Rue de la Loi and Boulevard du Régent, within 100m of
the Royal park and the Prime Minister’s office. The building used to form a city gate with the building
Regent 36. The symmetry between the two buildings was questionable and there was certainly room
for improvement.The project consisted of demolishing the existing property and rebuilding a contemporary
office block with a template of R+5 + 2 recessed levels, totaling 7.115m² above ground. The
basement has 37 parking spaces. The organisation of the new building based on a module of 135cm, came about with the following objectives in mind; optimal flexibility, efficiency, comfort
in the workspace, energy efficiency, circulation/ratio of office space, ease of parking.
Particular attention was paid to town planning and incorporating the new building into its urban surroundings. On the one hand, the whole composition is
based on the symmetry at the level of Rue de la Loi, and on the other, on the contour and profile of the facade responding to its immediate environment.
This approach aims, through simple means and without excessive ostentation, to give the building an assured presence. The choice of architectural
concrete was in keeping with this philosophy and the general composition of the building: providing contemporary architecture which is integrated into its
urban surroundings. The building has been certified as “BREEAM Excellent”. The interior garden is a natural spot in the heart of the office space, while the
terrace offers panoramic views opening onto the Royal park and the city centre. Both areas can easily accommodate external events and complete this
high-quality project. This is certainly one of the most prestigious office buildings in Brussels.
