ODA’s thinking process, just like their design, is fractal by nature. ODA views cities as being made up of small units of life, operating independently yet bound by a shared community. Their newest expression of this can be seen at 98 Front Street, the 165-unit condo building in DUMBO.
Over the past decade, DUMBO has become a melting pot of design ideas and groundbreaking architecture, and ODA is excited to continue contributing to it with their new poured in place concrete residential project. The boutique building is amenity-driven and wellness-centered, with 50% of units featuring outdoor space and a well-appointed rooftop filled with comfy furnishings, BBQs, three kitchens and dining areas and a calisthenics station.
After the success of ODA’s 2222 Jackson in Long Island City, also developed with Hope Street, the team partnered up again, alongside Triton Construction to bring the fractal inspired facade to DUMBO, in a luxury boutique typology. 98 Front Street’s minimalist concrete facade provides a point of connection with the neighborhood’s industrial history, while its unique cubic structure echoes the design-forward and creative spirit that DUMBO has become known for in recent years.

Seamlessly transitioning the building’s contemporary design aesthetic inside, 98 Front’s dramatic, light-flooded lobby features double-height ceilings, custom-crafted millwork and expansive floor-to-ceiling windows.
98 Front’s meticulously designed residences feature 10-foot ceilings and oversized insulated sound-attenuated windows by ALUMIL, which provide both an abundance of natural light as well as the best living experience possible. Other standout details include 8-foot solid core doors and 5-inch-wide hand-selected white oak flooring.
