The subject of our study is the design of a residential area near the historic centre of Olomouc. The set of 9 apartment buildings is near the city centre, which is called the "historic metropolis of Moravia". The plot is set between two watercourses - the Morava River and the Mlýnský Stream. It is spread out on the island, which stimulates the desire to create a closed residential area with lots of greenery and unique natural sceneries.
The basic concept of our design is based on the effort to create comfortable living with a view of the greenery while preserving the privacy of individual apartments as much as possible. The development is divided into three parts, where the so-called "nests" are formed, ie communities with such a number of inhabitants that different social ties may arise between them. Residents of each nest also form a community of unit owners. For this reason, enclosed fenced courtyards with seating are designed for each part.
Individual nests are connected by paths enabling barrier-free movement. Trails pass through different zones - swimming pool with sauna and facilities (toilet, shower), multifunctional playground (football, volleyball, basketball, etc.) adjacent to a small playground for children and sandpit, community garden and grill under the pergola.
In each nest, there are three objects with four entrances. The houses have a sophisticated facade system, which ensures maximum privacy on the terraces. We propose three types of facade throughout the complex, each of which is located in each nest. Individual objects within one nest will be with different types of facade - orange facade cladding, wooden elements and dark brown facade. Brick elements were chosen because of the continuation of the quality architecture of Olomouc (main train station, gymnasium, old market, etc.), whose connecting feature is just brick masonry.
The composition of apartments in individual apartment buildings will be diverse - from smaller one-bedroom apartments to the largest five-bedroom apartments.
