The plot is located in the II. zone of the Giant Mountains (Krkonoše) National Park. It is the only place of construction in this zone. The location Deer Meadow (Jelení louka) is on the edge of the area called Green Mine (Zelený důl) with beautiful waterfalls that are located in the remote part of the Giant Mountains.
The footprint of the designed apartment house follows the footprint of the original burnt-out building. The building materials that are used are traditional and specific for the site. The cladding of the facade is natural untreated wooden of various widths and heights that were chosen as the buildings character corresponds to the rough honesty of the surrounding landscape. The roof covering will be made of aluminium sheets. To achieve a suitable insolation of residential units, especially those oriented to the north, bay windows have been designed whose glazed areas are facing to the east or the west. These, together with the layout of the ground plan of the building, follow the breakdown of the original recreational cottages of the Giant Mountains (Krkonoše), which are usually decorated with decorative oriels. The total mass of the building follows the sloping terrain and blends in with the surrounding forest.
The designed layout and operational solution is based on the purpose of use of the building which are the requirements for a recreational facility. The house has a total of 39 apartments (from one-bedroom apartments to four-bedroom maisonettes). Behind the entrance to the building located in the eastern part of the ground floor, there is a reception with a restaurant, from which there is a direct staircase that intersects the whole house. All technical and storage facilities, garage parking and common areas are separated from the living rooms, which ensures sufficient privacy for residents of the units. On the ground floor, there is in addition to the residential units also a wellness, cellar and boiler room. In the 2nd to the 4th floor, there are only residential units. The most luxurious maisonettes are on the top floors and include terraces. These also occur in residential units on the 2nd floor connected to the terrain.
